Skøde og overdragelse

When you buy property in Denmark your ownership need to be recorded at Tingbogen (register of ownership of property).

The Danish system for purchasing and selling property is in fact quite safe if you buy through a registered real estate agent like i.e. Home, Nybolig, danbolig, Estate, EDC etc. You will normally sign a sales contract/purchase contract with a lot of information and with 2 crucial conditions:

  1. Your bank needs to approve the financial part of the trade
  2. Your adviser must approve the purchase

When the deal is settled you will need to have the registration of your ownership and the lapse of the former owners rights recorded at the same time where the payment for the property is executed. Further you will need a refusionsopgørelse (kind of a due diligence on property taxes, insurance etc).

For this to be handled with the professionalism and security needed you will need help from an estate agent, a solicitor or from us.

If you buy through a real estate agent in Denmark they will in most cases use the standard form from Dansk Ejendomsmægleforening (Association og real estate agents in Denmark). In this case it will be stated in section 8 who makes the registering (berigtigelse/skøde).

If you buy a property in Western Denmark the real estate agent will in most cases do the paper work and registering. In Eastern Denmark it varies from one estate agent to another who takes care of the registering.

If you buy property and it is not through a real estate agent we recommend that you carefully select the adviser to do the registration. This is your proof of owning the property.

You standard price to register the ownership is DKK 5.900.
